Why is CapitaLand buying US$62 million of Singapore small-business loans from IFS Capital?

IFS Capital, the SGX-listed lender, sold a US$62 million (S$79 million) pool of property-backed small-business loans to a vehicle issuing four-year notes. DBS arranged it, CapitaLand Investment takes every senior note, and IFS keeps the slices that lose money first.

Positive-sum angle: A lender that can sell its loan book to CapitaLand can lend it again. A Singapore shop owner with a property-backed loan application at IFS just got a lender with fresh money.
